| A l i a n t e F a c t s - T h e A l i a n t e S t o r y Nestled among the majestic landscape where the desert meets the foothills of the Sheep Mountain Range, Aliante is home to more 40,000 home sites, comprising some of Southern Nevada's most popular and successful master planned communities. Quality design, great amenities, beautiful architecture and master planned living makes it a true master planned community, and rivals all others in the greater Las Vegas metropolitan area. Sun City Aliante is located on 1,000 acres in North Las Vegas in the northwest part of the valley. It is east of Decatur, bordered on the south by Elkhorn drive and on the north by Teton Drive. The northern segment of the Las Vegas Beltway is just south of this project. There are 10 models available for sale ranging from 1140 sq. ft. to 2105 sq. ft. Base prices at the time of this writing, December, 2004 range from $237,990 to $336,990, options and lot premiums not included. Front and back yard landscaping is included in the base price. Additional standard features include low E windows and 12" tile floors in kitchens. All homes are free standing with no attached "villa style" homes available. The 18 hole championship golf course (the green area in above graphic) is a public facility. Del Webb represents that Sun City Anthem and Sun City Aliante will be the last two active adult Del Webb golf course communities. All future active adult Del Webb communities will not have golf courses. Resale prices at the time of this writing Dec 21, 2004, for the last 3 months reflect sales prices from $240,00 to $420,000 with a median price of around $270,000. Note: As of October 2, 2004 Del Webb has decreased the base prices drastically at Aliante, Solera at Anthem and Sun City Anthem. The new base prices are reflected above and have not changed since. This general area has built up rapidly, with most services here or projected in the near future. The commute to the airport/university area, I have been told, is 18 miles. This seems somewhat optimistic. Prices here are somewhat lower than similar new product in Sun City Anthem and Siena. Let me know if you need any more information. As of June 16, 2004 Sun City Aliante has sold 930 out of 2,050 homes. They have been open for 1.5 years and anticipate 2 full years of selling to go. They release 60 home sites a month (30 every week). The recreation center with pool and with full amenities are scheduled to be completed in early 2005. Note: Aliante will have some fees not normally associated with this type of product. In addition to the community association fee for Sun City Aliante, which is projected to be $800 when all amenities are completed, there will also be a $40 a month fee for the Aliante master plan as well as a S.I.D fee of $8,000 per home. This Special Improvement District fee is an assessment that will attach to every home and will be paid off over a period of 20 years. This is to pay for roads, parks ect. in Aliante. The Aliante master plan includes a large non-age restricted area also. How many great "adults only" communities can Del Webb build in Las Vegas! Sun City Aliante was the beginning of the entire Aliante choice of homes. Sales began in October 2002. This master-planned community includes a clubhouse, tennis courts, community pool, the fitness center, a computer center, and billiards to bocce ball.
